New Construction in Livermore: What You Get
New construction in Livermore has real appeal: a home nobody has lived in, a current layout, and the chance to choose finishes yourself. It also comes with a contract written by the builder, a sales office that works for the builder, and a lot of decisions that are easy to get wrong in a model home on a Saturday afternoon. The price sheet is a starting point, and the upgrades are where budgets drift.
Cornerstone Real Estate Team represents you, the buyer. We help you compare the new home to resale homes nearby, understand the builder's contract, weigh upgrades against what they add to value, and follow the home all the way to closing. We'll also tell you when a resale home nearby is the better buy.
In Livermore, part of that comparison is location. A new home and a resale home near downtown or the Livermore Valley wine country can offer very different trade-offs, and we'll help you see both before you sign.

Why Livermore New-Home Buyers Choose Cornerstone
We know model homes. Our whole selling method is built on preparing resale homes the way a builder prepares a model, so we know what staging and design do to how a space feels. When you tour a model with us, we'll point out what's standard, what's an upgrade, and what a room looks like without the furniture.
We're a REAL Broker team based in Dublin with more than 20 years in the Tri-Valley and more than $1.5 billion in team sales. Because we sell resale homes in Livermore, we can show you what comparable resale homes have sold for. That's the benchmark a builder's price sheet doesn't give you.
Builders set their own prices and incentives, and those can change. We'll help you ask the right questions at the sales office so you know what's on the table.
We're on your side of the table. The builder's sales team is there for the builder. We're there for you.
If you already own a home in the Tri-Valley, we can sell it through our Model-Home Launch System and time that sale to the new home's completion.
Costs matter on new homes, so we cover them up front. See how we show you what your budget really buys.

Our New Construction Process in Livermore: What to Expect
- Talk to us before your first visit. Bring us in before you walk into a sales office, so the builder knows from the start that you have your own agent.
- Get pre-approved. Builders often have a preferred lender. We'll help you compare that offer with a pre-approval from your own lender.
- Sign a buyer representation agreement. California requires it, and every term, including how we're paid, is set by agreement.
- Compare new to resale. We pull recent Livermore resale sales so you can see what the same money buys in an existing home. We flag HOA dues and Mello-Roos on either option.
- Choose the lot and upgrades. We help you weigh lot location and which upgrades are worth paying for now versus adding later.
- Review the contract and inspect. A builder's contract is different from a resale contract, and we walk you through it. We recommend an independent inspection even on a brand-new home.
- Close through escrow. Closing runs through escrow and a title company, and we stay on it until you have keys.
Your part is choosing what you want to live in. Our part is making sure the contract, the price and the upgrades hold up before you sign.
Local Context & Proof for Livermore
Livermore gives a new home something no builder can add: a setting. The city sits in one of California's oldest wine regions, with the wineries, vineyards and farmland of the Livermore Valley wine country close by. Downtown has the Bankhead Theater and the Livermore-Amador Symphony. Lawrence Livermore National Laboratory is here too.
When you choose a new home, you're choosing all of that along with the floor plan. We'll help you think through the everyday trips, to downtown, to work, to the trails and the water, before you pick a lot.
Ask about timing too. A home that's still being built may close months from now, and that affects your rate lock, your lease and the sale of any home you own. We'll help you line those dates up.
A trade-off to weigh: many newer Tri-Valley neighborhoods carry Mello-Roos, a special tax that can make one home's tax bill higher than a similar home nearby. Read what Mello-Roos is and why your tax bill might be higher before you sign anything.

Frequently Asked Questions
Do I need my own agent to buy new construction in Livermore?
You don't have to, but it's worth having one. The builder's sales team represents the builder. Your own agent reviews the builder's contract with you, compares the price to resale homes nearby, and helps you weigh upgrades. Bring us in before your first visit to the sales office.
Should I get an inspection on a brand-new home?
Yes, we recommend an independent inspection even on a brand-new home. A new house can still have issues that were missed during construction, and it's far easier to raise them before closing. We help you schedule the inspection and read the report.
Are new homes in the Tri-Valley more likely to have Mello-Roos?
Many newer Tri-Valley neighborhoods carry Mello-Roos, a special tax that can make one home's tax bill higher than a similar home nearby. It doesn't show in the list price. We check for it on any Livermore home you're considering and factor it into your monthly budget.
