At Cornerstone Real Estate Team, we flip that order. Before we tour a single home, we make sure you're ready to write an offer a seller will take seriously. Then we search with you, not just for you. Our process has four parts:

Ready: pre-approved and represented before you tour
The house most buyers lose is the one they weren't ready to write on. So the first step happens before any showings.
Get pre-approved, not just pre-qualified. A pre-qualification is a lender's rough estimate based on what you told them. A pre-approval means the lender actually checked your credit, income and assets. Sellers and their agents know the difference, and in the Tri-Valley it can decide whether your offer gets taken seriously. We walk through exactly what that looks like in pre-qualified vs. pre-approved.
Sign a buyer representation agreement. California now requires a written agreement between a buyer and their agent, so we sign one together before we start showing you homes. It spells out what we'll do for you and how our compensation works. We go through it with you line by line, and every term in it is set by agreement between us. Nothing about it is automatic or fixed.
Neither step is paperwork for its own sake. When the right house comes up, you can move the same day, with your financing in hand and an agent already working for you. That's often the difference between getting the house and hearing it went to someone else.

Educated: what your budget really buys, before you fall in love
The most expensive mistake in home buying is falling for a house that was never realistic. It costs months, and it makes every home after it feel like a compromise.
So early on, we sit down and look at what your budget actually buys in the places you're considering. Dublin, Pleasanton, Livermore, San Ramon and Danville each have their own price ranges, housing ages and trade-offs, and even neighborhoods inside the same city can move very differently. We show you recent sales, not asking prices, so you see what homes like the one you want actually sold for.
This is also where we cover the costs that don't show up in a listing price. Many newer Tri-Valley neighborhoods carry Mello-Roos, a special tax that can make one home's tax bill much higher than a similar home a few streets away. We explain it in what Mello-Roos is and why it matters. HOA dues matter too.
If you already own a home and need to sell it to buy the next one, we work out the order with you. Buy first, sell first, or line them up, based on your numbers, not guesswork. If you're buying as an investor, we start with the numbers you care about.
You should finish this step knowing exactly what you're shopping for. Not a dream list, a real one.
Aligned: a search built on what matters to you
Once you know what's realistic, we build your search around it. Not everything on the market in your price range, but the homes that actually fit.
That means getting specific. How many bedrooms you need versus want. Whether a single-story matters. Which commute you're willing to make. Which trade-offs you'd make for a bigger yard, and which you wouldn't. The clearer this is, the fewer homes you have to see, and the faster you recognize the right one when it comes up.
When we tour homes with you, we look past the photos. How the house sits on the lot. What's around it. The age of the roof and systems. What the recent sales nearby say about the price. We'll tell you what we see, including when a home isn't the one.
Because we list homes across the Tri-Valley too, we know how sellers and listing agents think. That helps when it's time to decide whether a home is worth an offer, and what kind of offer will get noticed.
If a home isn't right, we'd rather tell you now than help you talk yourself into it.
Locked: from offer to keys, without surprises
Finding the house is the exciting part. This part is where most of the work happens, and our job is to make it uneventful.
The offer. We look at recent comparable sales and what's happening with that specific home to help you decide what to offer and how to structure it. A strong offer isn't always the highest number. Clean terms and solid financing often matter just as much.
The deposit. When your offer is accepted, you put down a good-faith deposit, which is held in escrow. The amount and terms are spelled out in your contract.
Inspections. Your contract includes an inspection contingency, a set period to inspect the home and review the seller's disclosures before you're fully committed. We help you schedule inspections, read the reports, and decide what, if anything, to ask the seller for.
Financing. Your lender finishes the loan while we keep the timeline on track. Keep your finances steady until closing. No new car, no new credit cards, no job changes without talking to your lender first.
Closing. In California, your purchase closes through escrow and a title company, with no attorney required. Escrow handles the money and documents, title confirms the home is clear to transfer, and we stay on top of every step until you have the keys.

Do I have to sign an agreement before you show me homes?
