The short version
Most agents list a home the same way. Enter it in the MLS, put a sign in the yard, and wait for the phone to ring. Sometimes that works. When it doesn't, the home sits, the price drops, and buyers start asking what's wrong with it.
At Cornerstone Real Estate Team, we don't list homes. We launch them. Every home we sell goes through the same plan, in the same order, and we call it the Model-Home Launch System. It has four parts:
- Equity. A price built from what homes like yours actually sold for, walked through with you line by line.
- Presentation. Your home prepared and shown the way a builder shows a model home.
- Impact. Paid advertising that puts your home in front of people before they ever open a listing site.
- Campaign. A launch that starts building attention while the house is still getting ready, and a personal call to every buyer's agent before they show it.
Jameel Batshon and Ramez Bahu have run this plan across Dublin, Pleasanton, Livermore, San Ramon and Danville for more than 20 years, and still do the work themselves. Here's how each part works, and why it's there.
Equity: a price you understand, not a number you're handed
Pricing is where most sellers feel the least in control. An agent shows up, says a number, and asks you to sign. If it's too low, you worry you left money on the table. If it's too high, you find out six weeks later when nobody has made an offer.
We do it differently. We sit down with you and walk through the recent sales and comparable homes around you, one at a time. Which homes sold, what they sold for, how they compare to yours, and why one sold for more than the other. A backyard that backs to open space, an updated kitchen, a fourth bedroom, a busier street. Those differences show up in the numbers, and we show you where.
By the end of that conversation you should be able to explain your own price to a neighbor. That matters, because a price you understand is a price you can hold when an offer comes in below it.
It also matters because of how buyers shop. Buyers in the Tri-Valley watch the market closely, and most of them are working with an agent who pulls the same comps we do. A home priced where the data supports it gets taken seriously from the first day. A home priced on hope gets skipped, and every week it sits makes the next conversation about price harder.

Presentation: your home, prepared like a model home
Walk into a new-home community and the model home always feels different. It's clean, bright, and every room makes sense. You can picture yourself living there, and that feeling is exactly what the builder is selling.
We prepare your home the same way. Depending on what it needs, that means professional cleaning, fresh paint, landscaping, and staging by a professional stager. The goal isn't to disguise anything. It's to let buyers see the home the way you saw it when you fell in love with it.
Who pays for it. In most cases, Cornerstone covers the cost of the prep. Every home and every situation is different, so we agree on what's included before any work starts, and you'll know exactly what's being done. One thing to know up front: if a seller decides to take the home off the market, they pay those prep costs back to us.
For a lot of sellers, this is the part that takes the most weight off. Sellers moving up are usually juggling work, a move and the search for their next home at the same time. Sellers moving on after 20 or 30 years in one house often have no idea where to start. We manage the vendors and the schedule so you don't have to become a project manager on top of everything else.
Once the home is ready, we bring in the media: staging is finished, and then professional photos, a property video, drone photos, and a 3D tour. Buyers decide whether to visit a home from their phone, usually in a few seconds. The media is what earns the showing, so it only happens once the home looks its best, never before.
Impact: 100,000 people, not a listing and a wait
Here's the gap in how most homes get marketed. The MLS and the big listing sites reach people who are already searching, today, in your price range. That's a real audience, and your home will be there. But it's only part of the market.
Plenty of buyers aren't actively searching yet. Someone in a townhouse two streets over who has been talking about more space for a year. A renter in Pleasanton who would buy tomorrow if the right house came up. They're not refreshing listing sites every morning, so a listing alone never finds them.
So we go find them. We run paid advertising for our listings on Meta, which is Facebook and Instagram, and those campaigns easily reach more than 100,000 people in a month or less. That's not a guess about "exposure." It's a number the ad platform reports back to us.
The paid campaign is one piece. Your home also goes out on:
- YouTube, where we upload the property video
- TikTok
- Facebook groups
- Nextdoor, where your neighbors already talk about the neighborhood
- Other agents, since we send every listing out to our fellow Realtors, so anyone working with a buyer who fits can bring them to us
And we don't skip the people closest to your home. About 200 of your neighbors get a mailed postcard when the home is coming soon, and another when it's for sale. Neighbors often know someone who wants to live near them: a friend, a parent, a coworker. Each postcard has a QR code that takes them to the home's own website. When a neighbor scans it, we get notified, and we follow up with them personally.
That reach does two things for you. It brings in buyers who wouldn't have seen the home otherwise, and it builds interest before the first showing, so buyers arrive already knowing the house and already imagining themselves in it. More interested buyers at the start is what gives you options, and options are what put you in the strongest position when offers come in.
When sellers ask us "So how would you sell my home?" this is usually where the conversation gets interesting. The answer isn't one channel. It's the listing sites, a paid campaign, video, social platforms, other agents and your own neighbors, all working at the same time, putting your home in front of far more people than a listing alone ever would.
Campaign: the launch starts before the listing does
Most homes appear online the day they hit the market, with no warning and no build-up. We start earlier.
While your home is being prepared, we're already running coming-soon advertising, including social media, and about 200 neighbors get a coming-soon postcard in the mail. The paint is drying and the stager is booked, and buyers are already hearing that a home is about to come up. By the time it's ready, there are people waiting to see it.
When the home is ready, staging goes in, then photos, video, drone and the 3D tour, and the home goes live with the attention the coming-soon period built. The for-sale postcard goes out to the same neighbors, and the video goes up on YouTube. That first stretch on the market is when a home gets the most attention it will ever get. Everything before it exists to make those days count.
Then, before any buyer walks through, Jameel personally speaks with the buyer's agent. Most listing agents leave that first impression to a lockbox and a flyer on the counter. A short conversation lets us tell the agent what matters about your home, answer their questions, and learn what their buyer is looking for. That agent is the person advising the buyer on whether to write an offer, so we don't leave the first impression to chance.
