What Buying a Home Means for Buyers in the Tri-Valley
Buying a home in the Tri-Valley rarely goes wrong because a buyer picked the wrong house. It goes wrong because they found the right house before they were ready for it. The financing wasn't finished, nobody was representing them yet, and another buyer wrote first.
At Cornerstone Real Estate Team, we help buyers purchase homes in Dublin, Pleasanton, Livermore, San Ramon and Danville. Some are buying for the first time. Some are selling one home to buy the next. Some are adding a rental. The order of the work is the same for every one of them. Get ready first. Get clear on what the budget buys. Search for the homes that fit, then write an offer that holds up all the way to closing.
This page walks through that path in plain language, so you know what's coming before it arrives. You won't be asked to make a big decision without understanding the numbers behind it, and no question is too basic to ask.

How Cornerstone Helps You Buy a Home
Jameel Batshon and Ramez Bahu have been helping people buy and sell Tri-Valley homes for more than 20 years, with nearly 2,000 transactions behind the team. They still do the work themselves. When you tour a home with us, you're with one of the two partners, not a new assistant you met that morning.
We also list homes across the Tri-Valley, and that helps you as a buyer. We know how listing agents read an offer and what makes a seller choose one buyer over another. Clean terms, solid financing and a realistic price often matter as much as the top number, and we build that knowledge into every offer we help you write.
We teach as we go. When we recommend a price or a timeline, we explain why and show you the recent sales behind it. You should finish the purchase understanding how it worked, not feeling like it happened to you.
Buyers often ask us "Do you have any off-market homes?" Our own listings are advertised as coming soon while they're being prepared, and if one fits what you want, we'll tell you. Most of the time, though, the right home is already on the market. The buyer who gets it is the one who was ready when it came up.
Being ready also takes pressure off. When your financing is done and your search is clear, you can say no to the wrong house without worrying that the right one will slip away. Most of the stress buyers describe comes from deciding in a hurry, and good preparation is what removes the hurry.

Our Process: What You Get
- Pre-approval before touring. A lender checks your credit, income and assets up front, so an offer can go out the day you find the house. If you don't have a lender yet, we can point you to local lenders we know.
- A written agreement. California now requires a written buyer representation agreement before showings. We go through it with you line by line, and every term in it is set by agreement between us.
- A reality check on your budget. Recent sales, not asking prices, show what your budget really buys. We also cover costs a list price hides, like Mello-Roos and HOA dues.
- A focused search. We build the search around what you need and tell you what we see on every tour, including when a home isn't the one.
- An offer built on comps. Comparable sales shape the price and terms, and we negotiate on your behalf.
- A calm finish. Your good-faith deposit is held in escrow, an inspection contingency period gives you time to review the home, and the purchase closes through escrow and a title company.
Every step is laid out in full on our page about how we help buyers get ready to win a home. If this is your first purchase, our guide for first-time buyers in the Tri-Valley goes slower and covers the terms you'll hear along the way.
Buying a Home Across the Areas We Serve
The way we help you buy doesn't change from one city to the next. What changes is the housing, the prices and the trade-offs, and we walk through those for whichever city is on your list.
- Buying a home in Dublin: our office is in Dublin, so this is the market we watch every day.
- Buying a home in Pleasanton: if you're weighing Pleasanton against a neighboring city, we compare recent sales in both before you decide.
- Buying a home in Livermore: we'll show you what your budget buys there, side by side with the other cities you're considering.
- Buying a home in San Ramon: ask us about Mello-Roos and HOA dues on any home you're serious about, so the monthly cost holds no surprises.
Wherever you're looking, tell us what you want in your next home and we'll start with your numbers.
Frequently Asked Questions
What's the first step in buying a home?
Get pre-approved by a lender before you start touring. A pre-approval means the lender has checked your credit, income and assets, so you can write an offer the day you find the right house. After that, we sign a buyer representation agreement together and look at what your budget buys.
Do I have to sign an agreement before you show me homes?
Yes. California now requires a written buyer representation agreement between a buyer and their agent before showings. We go through every line of it with you, including how our compensation works, and every term is set by agreement between us. Nothing in it is automatic.
Is there an attorney involved when I buy a home in California?
No. Home purchases in California close through escrow and a title company, with no attorney required. Escrow handles the money and the documents, and title confirms the home is clear to transfer. We stay on top of each step with you until you have the keys.
