Selling Your Home in Diablo: What You Get

Selling your home in Diablo means selling a setting as well as a house. The estate-style lot, the view toward Mount Diablo and the character of a community dating to the early 1900s all matter to a buyer. Most homes are listed. Ours are launched, and the launch is built to show all of it.

With Cornerstone Real Estate Team, you get a price you understand first. We walk you through recent Diablo sales and the homes that truly compare to yours. With few sales and wide differences between properties, that step takes care, and we show our work.

Then your home goes through our Model-Home Launch System. Drone footage shows the lot and its surroundings. A 3D tour lets a serious buyer walk the home from anywhere. Jameel personally speaks with every buyer's agent before they show it.

Diablo homes carry a Danville mailing address, so buyers searching the Danville area will see yours. Our reach goes much further than that, to buyers who may never have driven below the mountain.

Why Diablo Sellers Choose Cornerstone

Jameel and Ramez have more than 20 years in the Tri-Valley, nearly 2,000 transactions and more than $1.5 billion in team sales. REAL Broker has recognized us as Elite Agents. We also wrote a book about selling a home in the Tri-Valley.

Surendra Chaturvedi described working with us this way: "Their market knowledge, responsiveness, and strategic guidance helped us navigate the sale smoothly and confidently."

Sellers ask us, "So how would you sell my home?" The answer is the list below. It runs in the same order every time, and both partners still do the work themselves.

The other question sellers ask is, "What makes you different from other agents?" The short answer is the prep, the launch sequence and the fact that Jameel talks to every buyer's agent himself.

Our Selling Your Home Process in Diablo: What to Expect

  1. Set the price. Recent sales and comparable homes, explained. See how we set a price you understand.
  2. Prepare the home and grounds. Professional cleaning, paint, landscaping and staging. In most cases we cover it, with terms agreed first. See how we prepare a home like a model.
  3. Build interest early. Coming-soon ads and social media. A postcard goes to about 200 neighbors while the home is prepared.
  4. Capture the setting. Professional photos, property video, drone footage and a 3D tour.
  5. Launch. Meta ads easily reach more than 100,000 people in a month or less. The video goes on YouTube. We also promote the home on TikTok, Facebook groups, Nextdoor and Pinterest.
  6. Follow up. A for-sale postcard with a QR code goes to the same neighbors. When one scans it, we're notified and follow up personally.

If you take the home off the market after the prep, you reimburse the cost. We put that in writing before any work begins.

Local Context & Proof for Diablo

We also plan around your schedule. The prep, the coming-soon period and the launch all fit your dates. If you need to be out by a certain day, we work backward from it.

Diablo gives a buyer a lot to like. Estate-style lots at the foot of Mount Diablo. Diablo Country Club in the community, with membership handled separately by the club. Danville's historic downtown, the Village Theatre and the valley's creeks and trails nearby. We make sure every buyer's agent knows the club is separate, so nobody's surprised late in escrow.

Selling here has real challenges. Few recent sales make pricing harder. A large lot needs landscaping attention before photos. An older home may need paint and staging to show its best. Our prep covers those, and in most cases we pay for it up front.
