Downsizing in Wine Country Is About More Than the House
Downsizing in Wine Country often starts with a season. Maybe the pruning felt heavier this year. Maybe the harvest from your hobby vineyard turned into a chore instead of a party. The house may still feel right, but the land around it now asks more than you want to give.
You don't have to decide everything at once. At Cornerstone Real Estate Team we start with two things: a clear number and a schedule that fits your life.
Some owners know exactly where they're headed next. Others only know the land has become a lot. Either way is fine. The first conversation is about what you want the next few years to feel like, and the sale gets planned around that.

Handing the Vines to Someone New
Leaving a place you've tended for years is emotional. That's normal, and we won't rush it.
It may help to know what the next owner is looking for. Buyers who come to Wine Country want what you've had: vineyards out the window and room on their own land. The care you've put into the property is part of what they'll pay for. Our job is to show it well and price it right.
Start with the number. Our Wine Country home valuation walks you through the sales that compare, so you know what you're working with before you decide anything.
Our clients often say the same thing in the first meeting: "I don't want to get taken advantage of." We answer that with math. You'll see each comparable sale and why it matters, so you can judge any offer yourself.

A Sale That Asks Very Little of You
- No big check up front. In most cases Cornerstone covers the model-home prep of professional cleaning, paint, landscaping and staging. We agree on the terms before work begins. If you take the home off the market, those costs come back to us.
- A timeline you approve. We lay out the schedule together, from prep to launch to closing. See how we prepare a home like a model.
- Fewer surprise knocks. Jameel speaks with every buyer's agent before they show your home, so showings come from people who already understand the property.
- Every offer explained. We go through each one with you and handle escrow and the title company through closing.
How We Present a Property You've Tended for Years
Your property deserves to be shown the way you see it. Professional photos catch the house at its best. A property video walks buyers from the vines to the front door. Drone footage shows the land and the vineyards around it, and a 3D tour lets out-of-town buyers walk the rooms.
Word gets out early. Coming-soon ads and a postcard to about 200 neighbors go out while the prep is underway. At launch, paid Facebook and Instagram ads can reach more than 100,000 people in a month or less. The home goes to fellow Realtors. The video lands on YouTube. We promote the home on TikTok, Nextdoor, Pinterest and Facebook groups.
A second postcard reaches the same neighbors with a QR code to the property website. When someone scans it, we follow up personally.
What Comes After the Vineyard
If you plan to buy again, we can help with that side too. We'll line up the sale and the next purchase so the timing works for you.
Many owners want to stay close to what they love about the valley. You can still enjoy wine tasting, hiking and boating without owning the land. Downtown Livermore has the Bankhead Theater and the Livermore-Amador Symphony.
Whatever the next chapter looks like, we'll help you plan the sale around it. Jameel Batshon and Ramez Bahu have more than 20 years in the Tri-Valley and still do the work themselves. Tina Wig said it simply: "They are very knowledgeable, and they go out of their way to help."

Frequently Asked Questions
When should I start planning to sell my vineyard property?
Start with a conversation well before you want to move. A valuation shows what the property is worth today. Then we map out prep, launch and closing on a schedule you approve. Planning early means the timing stays your choice and nothing about the sale feels rushed.
Will buyers want my hobby vineyard?
Some will love it and some will see upkeep. Buyers drawn to Wine Country often want vines of their own, while others prefer open ground. We present the vineyard clearly with drone footage and video. Jameel also talks it through with every buyer's agent, so the right buyers understand what they're getting.
What will selling cost me before the home is sold?
Usually very little up front. In most cases Cornerstone pays for the model-home prep of cleaning, paint, landscaping and staging. We agree on the terms before any work starts. If you decide to take the home off the market, you pay those prep costs back to us.
