How the Launch Runs

  1. We agree on a price. We sit with you and go through recent sales that truly compare. Land, house and planted vines all show up in the math. See how we build a price with you.
  2. We prepare it like a builder's model. Professional cleaning, paint, landscaping and staging by a professional stager. In most cases Cornerstone covers this up front. Terms are set before any work starts, and the costs come back to us only if you pull the home off the market.
  3. We build attention early. Coming-soon ads and social posts run while prep is underway. About 200 neighbors get a coming-soon postcard.
  4. We go live loud. Photos, video, drone and the 3D tour all land together. Paid Facebook and Instagram ads can put your property in front of more than 100,000 people within a month. We also post it to TikTok, Pinterest, Nextdoor and Facebook groups. Fellow Realtors get it too.
  5. We follow every lead. Those same neighbors get a for-sale postcard with a QR code to the property website. When one of them scans it, we're notified and we follow up in person.
  6. We carry you to closing. We explain every offer line by line, then manage escrow and the title company until you hand over the keys.

Your Part and Ours

Here's how the work splits. You decide on the price with us, approve the prep plan and its terms, and pick the offer you want. We handle the rest.

That means booking the cleaners, painters, landscapers and stager. It means scheduling the photographer, videographer and drone. We run the ads, send the postcards and talk to every buyer's agent. Once you accept an offer, we keep escrow and the title company moving and tell you what's happening at each step. Your job during the launch is mostly to keep the home looking the way it did on photo day.

We look at it together when we plan the prep. Landscaping is part of our model-home prep, and we agree on the scope and terms before any work begins. Anything beyond that list is your decision. We'll tell you plainly how we expect buyers to see the vines as they stand today.

When will my neighbors find out I'm selling?

They hear first while we're still preparing the home. About 200 neighbors get a coming-soon postcard during prep. At launch the same neighbors get a for-sale postcard with a QR code to the property website. If one scans it, we're notified and follow up personally, because neighbors often know the next buyer.

Who answers buyers' questions about the land?
