New Construction in Wine Country: Know What You're Choosing

New construction in Wine Country is a search that often turns into a comparison. You want something nobody has lived in. You also love the idea of vineyards out the window. Out here, most of what you'll find are estate-style properties on their own land, some with hobby vineyards.

So the real question may be which matters more to you. At Cornerstone Real Estate Team we help you answer it before you sign anything with a builder.

We meet buyers on both sides of this. Some have toured model homes and want that fresh feeling. Others have driven past the vineyards and can't shake the picture. A few want both and are trying to decide which to give up. Wherever you're starting, the decision gets easier once you've walked each kind of property.

Brand New or Among the Vines

  • A new build gives you fresh systems and finishes you may get to pick. Newer communities can also carry HOA dues or Mello-Roos. Our post on what Mello-Roos is and why it matters explains that tax.
  • A property among the vineyards gives you land, a view of the vines and possibly a hobby vineyard. It also brings upkeep and a house someone else built.

Neither is better in general. It depends on how you want to live. We'll walk both kinds with you so you can feel the difference.

It also helps to think about time. A new build may come with a construction schedule and a wait. A property among the vines is ready now but may need work. We help you weigh which kind of wait you'd rather have.

Questions Worth Asking Any Builder

  • What comes standard and what counts as an upgrade?
  • What's the timeline, and what happens if it slips?
  • Are there HOA dues or Mello-Roos on the lot?
  • What does the purchase contract say about changes and delays?

We ask these with you and help you read the answers. A builder's contract is usually written for the builder. Having your own agent means someone is reading it for you.

Your Own Agent at the Builder's Table

A builder's sales staff works for the builder. You deserve someone working for you.

  1. Get ready. Pre-approval comes first. See how we get you ready to buy.
  2. Put our roles in writing. California requires a written buyer representation agreement before showings. Every term is set by agreement.
  3. Read the fine print. We go through the builder's contract, the costs and the timeline with you.
  4. Close it out. Your deposit sits in escrow, and closing runs through escrow and a title company.

If you decide on a property among the vines instead, the same agreement and the same care carry over. Nothing about the process starts from scratch.

Living Here Either Way

Pick a new build or a property among the vines, and the valley around you stays the same. The Livermore Valley is one of California's oldest wine regions. Nearly 50 wineries operate across it, and Wente Vineyards dates to 1883. You'll have boating and hiking nearby, plus the Bankhead Theater and the Livermore-Amador Symphony downtown.

So the choice comes down to the house and the land. Do you want new walls and new systems? Or do you want rows of vines outside the window, with the upkeep that comes along? We'll help you feel both before you decide.

Frequently Asked Questions

Can I find a brand-new home among the vineyards?

It's worth asking us when you're ready to look. Wine Country is known for estate-style properties on their own land, some with hobby vineyards, rather than new-home communities. We'll show you what's available among the vines and what's new elsewhere in Livermore so you can compare them side by side.

Why bring my own agent to a builder's sales office?

Because the builder's staff represents the builder. Your own agent reads the contract with you and checks the costs. They also keep your interests first through closing. California requires a written buyer representation agreement before showings, and every term in ours is set by agreement between us.

Do new homes come with extra costs like Mello-Roos?

Some do. Newer communities can carry Mello-Roos taxes and HOA dues on top of the mortgage. We check for both before you commit, whether you're buying new or buying land among the vines. Our Mello-Roos post explains why one tax bill can run higher than a neighbor's.
